It is your responsibility to bring all the food you plan to eat, including items such as oil and paper towels or napkins. On the other hand, in Colombian culture it is common to share the food prepared by the domestic service. Because this reflects a tradition of generosity and gratitude for the work of those involved in the household. Thus, in the domestic sphere, an atmosphere of collaboration and mutual respect is fostered.

All AR Rentals properties are provided with enough towels, sheets, blankets and pillows for your stay. We also have basic items such as toilet paper and shower soap.

Property standards and rules

Properties that are pet friendly will explicitly state this in the advertisement and perhaps include an additional charge for your pet's stay.

For large capacity properties there is an additional value charged per person per night after a certain number of guests.

In our properties we value the well-being and rest of our neighbors, as well as their care by maintaining mutual respect as a priority. We do not allow noisy parties and each accommodation has a specific protocol for measuring noise levels. It is important to note that failure to comply with these rules regarding sound may result in the application of significant fines. Our priority is to ensure a quiet and harmonious environment for all residents.

Additional Services

This fee is an amount charged to cover preparation of the property prior to arrival and cleaning after departure. This is part of the booking process and is included in the total cost of the rental.

In the vast majority of our properties, cleaning services are not included in the price. However, they are indispensable to guarantee a proper experience and to make all the particular aspects of each accommodation work during your stay.

The process of including your tourist apartment in the AR Rentals portfolio initially involves the presentation of your property for analysis. Once AR Rentals determines that it meets its quality criteria and legal requirements, we schedule a virtual appointment to resolve concerns and prepare an occupancy projection.

If you are interested, we proceed to negotiate the terms of inclusion, which may include aspects such as the value per night in different seasons, or any other relevant conditions. Once you have decided, the inclusion is formalized by signing the contract. Once the property is part of the AR Rentals portfolio, we will manage its promotion, reservations and maintenance, thus ensuring a satisfactory experience for both owners and guests.

The rate of a property is determined by a combination of factors including season, location, property features and amenities, market demand, and the supply of similar properties in the area.  We use a combination of technology tools and specialized statistical software. These tools allow us to analyze historical market data, demand trends and competition in real time. In this way, we can set competitive rates and dynamically adjust them according to the season to ensure maximum profitability for your property.

We have a tourist rental insurance, and can cover damages caused by guests. We have a billing automation tool that allows us to count the customer's credit card information so that in case of damages we can charge the value to the card.

You can choose the type of cancellation policy you wish to implement. It applies to all reservations of less than 28 consecutive nights.

Flexible cancellation policy (14 days)

Guests may cancel their reservation up to 14 calendar days prior to the check-in date, receiving a full refund of the amount paid. If the cancellation of the reservation is made 14 to 0 days prior to the check-in date of the reservation, a 100% penalty will be charged.

Moderate cancellation policy (30 days)

Guests may cancel their reservation up to 30 calendar days prior to the check-in date, receiving a full refund of the amount paid. If the cancellation of the reservation is made 30 to 0 days prior to the check-in date of the reservation, a 100% penalty will be charged.

Yes, as an owner of a tourist apartment, you can block specific dates for personal use. This can be managed in several ways, for example, from the booking management page or by direct communication, you are entitled to 60 days of the year for this use.
